HDB Resale

HDB resale prices just paused — but don't read too much into it

HDB's Q1 2026 flash estimate showed the Resale Price Index easing 0.1% quarter-on-quarter — the first dip since 2Q 2019. Million-dollar flat deals actually picked up in May (166, vs 138 in April), led by Bukit Merah, Toa Payoh and Queenstown.

Is Jurong Singapore's next big bet?

URA is developing the 410ha Jurong Lake District — bigger than Marina Bay's CBD extension — as Singapore's next central business district. The Jurong Region Line (Stage 1, now mid-2028) and a tender site slated for 1,700+ homes plus 1.57M sq ft of office space are fuelling the buzz.

Selling your HDB? Check these two things first

Before you list, confirm your Minimum Occupation Period (5 years from key collection, no exceptions for most flats) and whether a resale levy applies — it can run $15,000 to $50,000 if you've owned a subsidised flat before, payable in cash or sale proceeds, not CPF.

BTO or resale: what first-time buyers often miss

BTO prices range from $328K in non-mature estates to $780K+ in mature/prime towns, with a 3-4 year wait (28% of units now under 3 years). Resale lets you move in within 3-6 months — and CPF Housing Grants can still get you up to $230,000 toward it.
