For years the east ran on the East-West Line alone — reliable, but a single line means a single point of failure and a slower CBD commute than the north or west. TEL has quietly fixed that: Pasir Ris and Bedok South/Bayshore now have a second, more direct route into town, and it's already showing up in how buyers compare these towns to Tampines, which has had EWL+DTL redundancy for years. About the region

Why buyers and upgraders keep landing on the east

Singapore's east region is where the East-West Line, the country's oldest MRT line, has anchored three decades of mature, self-sufficient HDB estates — Tampines, Bedok and Pasir Ris chief among them. It's a region defined by large, established flats, strong school clusters, direct access to Changi Airport and Changi Business Park, and — with East Coast Park running the length of the coastline — more green and waterfront recreational space per resident than almost anywhere else in Singapore.

What's changed the picture more recently is transport. Tampines has had two MRT lines (EWL + DTL) for years and functions as a full Regional Centre with its own employment base. Bedok and Pasir Ris, historically EWL-only, have now been threaded by the Thomson-East Coast Line — Pasir Ris got a direct TEL station, and Bedok gained new TEL stations at Bedok South and Bayshore. That's meaningfully closed the connectivity gap between Tampines and its neighbours, and it's part of why PSF growth in Bedok and Pasir Ris has kept pace even as Tampines commands the highest absolute prices in the trio.

HDB resale prices declined 0.3% in Q2 2026 across Singapore (second consecutive quarterly decrease); the east has broadly tracked this island-wide trend rather than diverging from it. Tampines is the only one of the three with two-line redundancy today, which is a real part of why it's the most liquid resale market in the region. TEL has narrowed — not closed — that gap for Bedok and Pasir Ris, and it's the single biggest infrastructure story in the east right now.

"I work the east because I know it block by block — which stack in Bedok gets the reservoir view, which Pasir Ris blocks are a genuine 5-minute walk to the TEL versus a 15-minute one on paper. Tampines will always be the safest, most liquid pick if you want to buy and know you can sell easily. But if you're priced out of Tampines and TEL access matters more to you than having two lines, Bedok and Pasir Ris are doing exactly what Tampines did a decade ago — just earlier in the curve."
